Valuing 5+ units with the income approach has always been simple. But most investors will tell you that valuing the smaller 2-4 plexes, well, definitely not as straightforward. The pesky 2-4 units often use a hybrid valuation model which can sometimes resemble the income approach, but oftentimes looks more like a comp sales approach. With no written rule, it’s no surprise that valuing these smaller multi-units are some of the most confusing properties to work with.
